With over 30 years of specialized experience in hospitality-related real estate, Deborah advises clients in accounting outsourcing and audit, tax structuring and consulting, acquisition due diligence, brand and management conversion, bankruptcy and restructuring, expert witness, and asset management of hotels, resorts, mixed-use facilities, conference centers, spa and wellness properties, and timeshare/fractional ownership assets. Deborah’s clients include public and private REITS, high-net-worth individuals, family offices, institutional investors, municipalities, lenders, and developers. Deborah has structured master leases for taxable and nontaxable REIT structures involving public and private projects. She has been involved in the successful turnaround of numerous hotels, resorts, restaurants, and mixed-use properties.

With deep hospitality sector expertise, Deborah leads EisnerAmper’s Hospitality Advisory Services group Ms. Friedland understand the highly specialized issues unique to the acquisition, development, operations, and restructuring and turnaround of hospitality properties, as well as the related tax and accounting issues. She understands the challenges investors, developers, and lenders face including market disruptors and new competitors, reputation management, cybersecurity, personalized customer experience, and the constantly changing technology needed to support growth and sustainability. Deborah is well-versed in the differing advisory, tax, and accounting needs of clients active in the hospitality industry.
